They always bring a furnace filter, etc to ensure that gets changed and it helps make sure there isn't any big ticket items being ignored or damage being done.

I do have a bad habit of saying less with more instead of more with less - sorry.Yes, the reason I won't allow pets is because of the tenant and how I don't trust them to a) take care of the pet and b) pay me for damages and c) not create damage that can not be undone feasibly by either party, landlord or tenant (cat pee)I also don't want the hassle of enforcement.

A seller, whether a builder or individual, can sue you for one of two things....either specific performance to fulfill your contract terms, or for damages for the delta between your contract price and the eventual sales price plus other associated damages

At the very least, you need builder's risk, fire, and liability coverage.What's your plan if someone slips and falls on the site, or if someone breaks in and damages/takes materials or tools, etc?

I inspect my own properties once a year, I try to take care of the things that reduce later damage like cleaning the gutters and servicing the furnaces.
