After you have found a motivated seller what do you do?

My goals at this point are to divest myself of some perennially unprofitable properties, and turn the remaining ones so they are firmly in the black. 

I'm motivated by PROFIT, not commission.  

I am a trendsetting shaker, motivator, mover and persuasive negotiator ~ Thank you.

If my loan is required to pay off the rest of the seller's mortgage to open up seller financing, does the bank care that I'm not purchasing it all right away and now will be making the remaining payments to the seller?

But I think you want to look for a motivated seller or something like that where you can get a better deal.
