Put a safe reliable roof over the tenants heads and collect as much rent as possible.

Didn't come off as a reliable source to me (i would hate to get a deal in line only to find out that the bank i thought was behind me has suddenly changed their mind).So its looking like private lending sources (HML) might be my only option since i don't want to pay all cash either.Any thoughts??

My agent is reliable but because large sum in commission being at stake, you never really know if my best interest is his highest priority.

There is more work involved in doing it this way but if you can find a reliable, trustworthy source for properties, rehab and mgmt, you will also see these same returns. 

Remember that your time has value, so it may be worth it to you to hand off the leg work to professionals so that you can have reliable passive investment income without all the headache of property hunting, tenant selection, rehabbing, marketing etc.
