Also, get a signed and notarized statement from each tenant detailing their current status, whether a lease exists, when it expires, who pays what utilities, their move in date, the deposit amount they gave the landlord and the current rent they pay and any and all discounts they currently receive.

Really annoying that they can't have an option that says "if the number I dial is on my Google voice account contacts, or if I have ever received call or text from it via Google voice, use Google voice, if its in my other contacts, use my phone, otherwise ask me each time" option.Also there is a way to tie two Google voice numbers to one accounts by faking your mobile as a landline or by using magicjack.
