The parking lot is almost on level with the creek so it doesn't take much for it to overflow into the parking lot and basement of one of the buildings (currently there is a 2 ft berm built up from prior owner.

Turnkey may be a great strategy for those with little time.We've seen a lot of investors screwed though, due to lack of proper due diligence:1) Turnkey has built-in PMC for "one-stop shop" offer.

Would keeping it residential(2-4 units) be a better way to go to get started until I've built up more capital?
