Not only does making the building need to look pretty and field high paying renters, being able to weight the income-approach valuation is important. 

Another approach: Can you cash-out refi if the land purchased is converted into a profit generating campground?

I would suggest approaching firms by saying something like "I currently own a 2 family but plan to buy more in the future and if I find the right Property Manager we would continue to grow with them".
