Leaking faucets etc are pretty obvious, but I'm also thinking my priorities are weather proofing and ventilation (rent includes utilities). 

Does anybody have advice for getting a proof of funds when dealing with a sellers agent and your not established as a wholesaler yet ?

I'd like to see proof of their income. 

If it was indeed tenant caused, then you will need absolute proof in order to force them to cover it. 

With the various types of loans and lengthy regulations for each, I'm curious what options are available if one couldn't provide 2 years history or proof of steady income.Obviously, this is all hypothetically speaking as I'm just thinking ahead to possible scenarios and sizing up options before moving forward.

I also have builders risk insurance prepared as well as all subs will provide proof of insurance before work starts.

If you ask any long term buy and hold investor in San Diego, they don't feel like they are speculating on appreciation in the long term, especially those that have owned here for decades will have proof of their investments not being speculation....those that say cashflow is not speculation and haven't received rent in months.....is assuming a tenant is going to pay rent speculation?

If you're investing $50K to renovate I recommend you tenant proof the property.
