@Adrienne Medina,You should establish truly self-directed Solo 401k plan (you qualify as self-employed and it has several major advantages over self-directed IRA).

I see 12% mentioned often, but I’m curious if I should just give them a portion or even all of the profit?

You can make mistakes and still turn a great profit.

They are an invaluable tool, they know the areas better than I do, can keep me up to date on what I can get for rent in certain areas and keep me in the areas that will be more profitable.  

I've been reading many of the posts here and they are super helpful, though the vast majority are from the owner/investors's perspective.I am interested in a building a STR multi property business.

Welcome, I think you'll find a large majority of BP doesn't engage in environmental issues.

It may not happen today or tomorrow but it will happen some day.I once had a tenant that worked at a restaurant and he offered to give me major discounts every time I ate there.

Do you not think you have some responsibility to a community in that regard or is it simply about maximizing your profit?
