With only 1.7 million population for the entire state, it's significant for us.

@John Thedford there is a very very small population of sellers that do not want to list there property they just want solutions. 

And yes I totally hear you that tenants don't necessarily care about this but also, if you're really concerned about the environment, then this is an important population to target because they will be the last ones putting solar on their house... that is why I'm trying to figure out a way to make this work for them regardless.

Grand Rapids seems like the next logical step due to the larger population and growth. 

If you do want to stick with that, start by looking for areas with growing jobs, growing population, and rising rents.

Do this after you have prepared a nice persentaiton for them all about the surrounding retail and consumer draw that is already in place as well as all of the statisitics you can find about population and demographics.

Across the state of Alabama, with the exception of Huntsville, population and jobs are stagnant or slightly on the decline.
