The first pillar is avoiding unnecessary and risky activities (don't drink and drive, insurance generally won’t cover your poor decisions) and take good care of your investments - these simple steps will help you prevent lawsuits before they even occur.

If you do poorly you make no money, if you do awesome, they raise the rent astronomically and take it all from you and you make nothing.

Extra credit if anyone can point me toward an online course that doesn't lock you into the full amount of time if you pick up quickly on a certain section they are teaching.
