Even after mitigating or removing lead-based paint hazards, if the building is a certain age (pre-1978), give tenants a lead-based paint hazards disclosure at the start of tenancy and the EPA booklet:"Protect Your Family From Lead In Your Home".Also, be aware of other lead hazards that may exist, such as in old plumbing and lead in soil.

I spoke with a lawyer and he confirmed this to be true.The problems are:1) No variance yet2) I am uncertain what loan options I have (based on conversations with banks/loan officers)3) The home needs a COMPLETE remodel (gut, electrical, plumbing, sheetrock, new windows, and more including probably a new roof)The last thing I want to do is abandon the 2 family option in favor of a single family option.

@Matt Charbonneau if this is on 107 Ash I looked at this property and I liked what I saw: renovated plumbing and electrical, very well maintained plus numbers seem to make sense (4K/month rent and property taxes are not out of this world).Location is a C- as you know and I would agree with @Will Stewart on the old adage but the gentrification is indeed happening from downtown onward.Personally, the only reason why I didn't make an offer on this was because I made another offer in a 6 unit in Woonsocket, RI instead and working towards that as we speak.Good luck with your deal!
