I don't think I'd call it mandatory, especially in a rental.The home I just sold was a 2 bath, and the master only had a spa tub with no shower.

Involves Master Planning to Subdivide the large lot, build one SFR and then finance the 2nd SFR, sell the 1st, fund the 3rd, sell the 2nd, fund the 4th and so on until they've built and sold as many SFRs as they can.
