I understand that the vacant lot needs to be determined suitable to build on as well as permitting and design approval for my home via the county and also possible construction loan/financing approval.

I had a contractor out to look at a prospective property today, and he agrees with the system and the best ways to utilize it.To answer your question, some lenders will allow you to count rental income from income-producing properties you already own.

I personally would not want to live in a property without a dishwasher, and wonder if not having one would be a turnoff for prospective tenants.

That could include being too scared to take the first step, not properly checking out prospective tenants, not asking someone (mortgage broker, contractor etc) for what you want.Anyone with a decent brain and good common sense can read the forums here, follow through and make some great money,,most won't because they are either too afraid to actually make a commitment, or not willing to do the things to put them in  position to make the first step (such as saving for a down payment on first rental)andy
