Not that the turn key route is bad per say.... but depending on the level of due diligence performed you might find it's almost as much work as finding a deal yourself.

We paid one property off last month and all others will be paid off within the next 2 years (on the one's where the tenants did not secure outside financing for & purchase from us).If done right, a program like this can work well.Best of luck!

I am going there to estimate my rehab costs, I would be performing a lot of the work myself and with some co-workers (one co-worker has a contractors license with the city) and the other a plumbing license, my dad is and electrician.

The second time I did this, I didn't discount rent at all, but instead I would take x amount of dollars off rent for everytime they performed one of these services, which they had to track and report to me.
