Professionally, I'm a qualified insurance broker, though outside of profession i'm an aspiring amateur jazz guitarist and muay thai fighter.Let's see what comes out of this crazy real estate dream:-Real estate goal: From scratch build a 1.5 million pound real estate portfolio in London (UK)  and England.Timeline : within the next 5 years.Strategy: A) Type- Multifamily units,  apartments B) Tactic- Buy and Hold, House Hacking C)Financing- Conventional mortgages, partnerships, private money As of now I'm currently seeking mentors and experienced investors (preferably local) to bounce ideas off and possibly partner with moving forward.I am also working on improving my ability to analyze and select good deals on a consistent basis.Look forward to interacting with you all in the near future,Many thanks,Mayo

It's measured, like all tax filings, as a function of annual income.So, for your example:$1,000 monthly gross income x 12 months = 12k GI(Gross Income)Less your PITI, as stated: - in this case, your example is $700, x 12 - $8400Leaves you with a NOI(Net Operating Income) of $3600.Now technically, this would be taxable, however - you need to factor in Depreciation, and other expenses which could be claimed based on your tax status as a real estate investor, assuming you qualify.Depreciation, as you may know, is your building cost, less the land value, based on the time of purchase, which can then be 'depreciated' over 27.5 years.

After a failed partnership, I was left with around 50 k in debt only 10 k cash and another 30-40k debt from current property flip fail.I’m looking at potentially 80-90k in non consumer debt.
