Assume a sale price in year Y, and those principal payments will be factored into your return on investment calculation because when you sell the asset you will be paying down a mortgage balance of (Original Amount - Principal Payments + Outstanding Interest).

I know they work in places with little competition because I had a few areas like that back in 2000-2003.Vacant, abandoned, code violations, defaults (of any kind), deceased owners, divorce, forced placed liens.....I look at any possible motivation, but haven't found that many sources for lists so create them myself.Without giving away any trade secrets, are you targeting anything specific?

I have found (through research) a few cons to Tax Deed properties For example mortgage's and most liens are 'wiped out' by the auction but the buyer will still be liable for and State or Federal liens, like child support, state tax liens etc.
