LOTS of people have pets.We simply use a one-time pet deposit fee (non-refundable) and limit it to a cat or a less-than-25 pound dog.We've not had an issue yet.We make them sign a Pet Addendum which lays out requirements like carpet cleaning and flea and tick treatment prior to move out.Best of luck!

How much of that extra $900 a month (or $30 per day) is chewed up by the necessary furniture, appliances, utensils, linens, appointments, maid service, B&B and visa card commission, and hotelier paperwork, increased maintenance and cleaning due to frequent turnover, vacancy factors during turnovers.
