I have a degree in mechanical engineering and just left my full time engineering job 9 months ago to be a full time RE investor.

I have a BS in Economics (from Northern Illinois University) and then decided to become an airplane mechanic.

I've been a Mechanic at a local dealership for 13 years. 

Anything that is mechanical will break, the 2nd law of thermodynamics.

This mechanism allows you to get in on on investment properties with a much smaller cash position. 

@Michael S.I'm an engineer (mechanical) in the Middlesex county area looking into the real estate investment world as well in the surrounding area.

My father, the mechanic, said you get paid to fix cars, not to polish tools.Add in, once you put your info in, it's almost impossible to get it out into a new system.

I try to put a separate garage or shop on the property which can be shop hacked to a storage rental or backyard mechanic.  

This is why when I buy I gut it starting  with Mechanical then go to kitchen,baths floors etc...So I deal with painting and hopefully minor issues yes it makes buying houses slow but seems to put money  in my pocket .

Notice I didn't include the mechanics of wholesaling.
