About your interest in my market: Brazil has entered into a recession and is now fighting against a political crisis, where congress and president can't agree on fiscal adjustments that must be made to "stop the bleed", Not to mention that currency devalued over 50% in the last 18 months (think of inflation in a recession environment), unemployment rise, and interest rate up at 14.25%, hence credit became scarce and expensive.In this light, construction industry, that represents 10% of our GDP, is among the ones that are suffering the most: prices going down, growing unsold inventory (24 months in certain zip codes), etc.

We had to deviate from our standard lease to have the tenant NOT be responsible for changing light bulbs, smoke alarm batteries and HVAC filters (that normally are a responsibility of the tenant).

If you haven't already, listen to the BP podcast with Dave Van Horn, also the book Performance Anxiety by Gordon Moss  and another recent e book by Sherman Arnowitz the art of investing in distressed properties should provide you with a good starting point of education, it definitely won't be an ending point though.Good luck, keep us updated.

Hi Guys,OK so finally getting some momentum with my weekly Direct Mailing campaigns and got a reply from a company earlier this week which said:"Please provide written proposal for review by Attorney and Probate Court:"Can anyone throw some light on this statement, in particular - what they require to be included and how it might need to be laid out for submission etc?
