As far as buying in an LLC, that is probably hard to do without credit worthiness of an existing LLC.

@Sneha Maun You don’t have to start making payments on anything until you the project is completed as far as I’m aware.

One more important reason we raise rents every year is so tenants actually expect to get an increase notice.

You could even go so far as asking for a percentage (not sure legally but why not?).

I think I did the math wrong with the calculator as far as my turnover goes.

The renting of rooms will be after the fact as far as lending goes.  

But the common narration that "I'll just do a few flips/wholesales and boom I'll have enough money for a down payment for that xx unit building" is so much more complicated than advertised. 

I believe the purpose is so that someone can wash their face, brush their teeth, remove makeup, etc.

That is so important.
