I was initially looking to buy a turnkey property but I have since found a partner who is interested in value adds and has experience.

My question is - does anyone have any experience doing this, or any other insight? 

It’s funny, because they would be basically the same thing, only we tend to think of mobile home parks as serving lower class constituencies, and tend to think of tiny homes as an upper-class innovation.

I also wouldn’t count on doing great cash flow-wise, even if it looks on paper that it’s a good deal... you’re going to struggle with collections and evictions, in my experience.

I would dive deeper (maybe right here in the forums) to find some people who have been on that side of a 203k and see what their experience was.

If you need to partner with experience, net worth, or legwork, a JV might make more sense.
