@Charles Soper, wow, that's unfortunate, but hopefully the media doesn't decide to focus in on these cases as examples of "investor slumlords" and place all investors under this category as they've done in the past.  

Couple of ways to improve the accuracy of your numbers:Consider adding vacancy as a % (typically 5-10%) because it's impossible to keep all unit 100% rentedNeed to add CapEx for your future big costs (roof, HVAC, etc)Considering adding a reserve for any other unexpected expenses.Keep up the good work!

Your current lists in excel spread sheets could be imported as (to) tables, then you could use Quarries to funnel only the data that meets the particular criteria you are focused on.

This might be a long shot here given the competitive nature with the addition that NYC pushes for stabilized rental units on multi families, but I am wondering if there are any real estate agents that focus on tertiary markets in NYC on 6+ unit homes.

I would get property radar right off the bat though.and remember you have to follow about 25 to 50 homes to buy one.. can't get lazer focused on one as you never know which one will actually go to sale.
