I have no idea of the rental market in that area, as it is far from Austin - there is no way to cross the Colorado river, no ferry system, it's 30min to Cedar Park on small roads, and 1hr to downtown Austin, one way.

Hey Rodolfo, I did something similar while living in Troy, MI.We moved there in 2017 and paid $460k for our house did a bunch of work to force some equity and then pulled a HELOC of $130k.Then I went into Detroit proper and started buying houses all-cash and doing cosmetic rehabs, refinancing out, paying the HELOC back, rinse/repeat.That's different than what you're describing but also similar.
