I am in desperate need of finding honest and fair electricians, plumbers, HVAC, exterior repair, painters, etc.

I've never understood this argument- are you saying that if you are't licensed as a wholesaler, you don't have to be honest with the sellers?

We assess each situation, and if we believe the seller would be better off listing with a realtor, we honestly communicate that.
