Happy New Year! 

My goal for the new year is to turn my current home into my first short-term rental property. At the end of 2023, I purchased an empty lot to build a single-family unit, that I plan to live in for at least 1 year (rent or sell in 2025). We start construction on this property in Feb 2024.  

I have $20k budgeted for a down payment for investing in real estate in 2024. My family is in the new home construction business locally, so new builds seem to be the smartest route. I am trying to weigh all of my options, any advice or suggestions would be greatly appreciated for beginning my real estate investment path! I want to maximize and grow my portfolio as efficiently as possible.
