Thank you all for your feed back and information,  I ended up using credit karma, which was pretty easy to use.

A bird dog just feeds a lead to the investor and the investor writes the contract.

For podcasts I really like the Huse Hacking episodes on Bigger Pockets Podcast and other channels.

I listened to an economist last week who was saying that when rates go down again (possibly next year), it will be another "feeding frenzy".

I'd reach out to the listing agent one more time and let them know that if they can't help with your due diligence requirements in good faith through the proper channels, you'll be knocking on doors to get what you need or simply terminating the contract.

You have to feed it prompts with exactly what you're looking for.If anyone can't get access and really wants to try to get their listing re-wrote, send me a DM and I'll do it for you. 

If you're unsure of how to meet RE developers, they'll often frequent larger RE meetups as it's a good channel for them to network with other investors and brokers. 

Although FB post advertisements get lost in the feed, I have had decent results direct messaging and providing info.

Has anyone heard of or tried this program? I've been looking for private lenders for future rehab deals; I received Dunlap's newsletter touting this program of his.
