Cameron Dunlap's "Private Lender Data Feed"?

Has anyone heard of or tried this program? I've been looking for private lenders for future rehab deals; I received Dunlap's newsletter touting this program of his.

I'd love to hear feedback on if anyone's tried it, reached out to the private lenders he claims he has in his database? Are they legit? Has it landed you any deals? I'm all for a great way to get in front of potential PLs, but very selective about where I put my $$.

Hey Bigger Pockets folks. I thought I'd pipe in and address this (albeit hijacked) thread, personally.

On the first and primary subject - www.PrivateLenderDataFeed.com Let me set the record straight on the monthly fee. It was originally $77/mo. for the service but we lowered it quite a while ago now to $49.97/mo. Then, the question was if it's a good or worthwhile product. It certainly is if you like the idea of not having to search for and find private lenders yourself. We offer them up on a silver platter. If that and the other training and services that come with the program is worth 50 bucks a month to you then, you'll love the service. If you'd rather do the leg work and selling yourself then it wouldn't be. It's up to the individual.

Keep in mind, what we provide is known private lenders. What's important about them is that they do not need to be sold on the concept of private lending. Folks who have not done private lending in the past will need convincing. You'll need to sell them on the idea. If that's your thing, then good for you. If selling is not your thing, then this service is perfect. My personal experience as a new investor, back then, and many of my clients now… they don't want to, or are not capable of "selling".

Also, keep in mind that there is no contract or commitment on your part when you sign up for the service, so if you don't like it… turn it off.

Like every other product and service I provide, www.PrivateLenderDataFeed.com is designed to make your life as a Real Estate Investor easier and more profitable. When I got started in the business none of the products and services that I provide even existed and let me tell you, back then it was harder to be successful, harder to persevere, and bottom line, harder to make money than it is now. This is good for you! I just wish I knew ME back when I got started.

As for www.FindTheSeller.com, first let me explain that we've been in the business of finding missing sellers for Real Estate Investors since 2003 - yep almost 11 years and counting. I believe we're the best in the business. Not necessarily the cheapest but the best. The $2.50 product described above may be a "skip trace" but I assure you it is very different from what we call our Premium, Full Comprehensive Skip Trace Service - which, to correct the record is $24.95. We raised the price of that search several months ago because our cost to provide it increased measurably. Just the raw data that we provide is so much more thorough and extensive than the $2.50 special, there is no comparison. I would know. I look at what our competitors provide on a regular business. Wouldn't you, if you were me?

Then there's the level of time and thinking that goes into each report. We don't just "choke and puke" info that's in some far away database, we hand search multiple data bases, we aggregate what we find, we think about connecting this dot to that dot so to provide you with the info you need, but also in a format that is usable, and with investigator comments that help paint the picture. This search is done by hand, by people who really care about you turning the info into a check.

Finding a missing seller often involves more than just getting a current address and phone number because those pieces of information are often not available, especially if the person you're looking for is off the grid and/or has stopped leaving a trail of bread crumbs, ie. REALLY missing. That's when the rest of the picture becomes very important. How the rest of the information is discovered and presented to you is critical.

As a full time investor since 1993 I have learned many things, many irrefutable truths. One of them is... the harder the seller is to find the better the deal - and therefore the better the service you're using to find him/her needs to be.

So, like everything else in this world… you get what you pay for and this, is no exception.

What we tell our folks is... use this service and on the ones that you can't find using it, take it up to our Premium Search, described above. This way you only use that when you absolutely need to and remember… the harder the seller is to find, the better the deal.
