Cameron Dunlap's "Private Lender Data Feed"?

Question

Has anyone heard of or tried this program? I've been looking for private lenders for future rehab deals; I received Dunlap's newsletter touting this program of his.

I'd love to hear feedback on if anyone's tried it, reached out to the private lenders he claims he has in his database? Are they legit? Has it landed you any deals?  I'm all for a great way to get in front of potential PLs, but very selective about where I put my $$.

Private lenders tend to be people you know and who you have a relationship with.  They lend based on that relationship and -- in part -- based on the trust they have in YOU.  These people often lend at rates worse than banks but better than hard money lenders (who don't care as much about YOU). Private money rates are in the 8-12% rates, generally speaking.

I find it hard to believe there are lenders out there who are willing to lend in this range without a broker (someone to do the underwriting, as most private lenders aren't equipped to do sophisticated underwriting) and without having a personal relationship with you.

So, I'd be skeptical of anyone charge for private money leads. My guess is that they're either hard money leads or not really leads at all...

How much is it?

I've not used it but Cam is the same person behind findtheseller.com which charges 19.95 to locate someone. You can get the same info for 2.50 at ussearch.com.

Not for nothing but finding private lenders is not something you have to pay someone to do.

You may have suprisingly have some in your current and existing network of people.

DON'T WASTE YOUR MONEY ON UNLIMITED SKIP TRACE....I just paid $49.95 for Unlimited Skip Trace and my first search was inaccurate.  A family member owns a property in Philadelphia, PA and I did a search on him and it was not found.  I subsequently did a search on his property and his name never appeared as occupant nor owner.  I joined on Sunday and requested a refund on Monday and I was told that no refunds would be granted.  DON'T WASTE YOUR MONEY..PeopleSmart returned somewhat accurate information

Hey Bigger Pockets folks. I thought I'd pipe in and address this (albeit hijacked) thread, personally.

On the first and primary subject - www.PrivateLenderDataFeed.com Let me set the record straight on the monthly fee. It was originally  $77/mo. for the service but we lowered it quite a while ago now to $49.97/mo.  Then, the question was if it's a good or worthwhile product.  It certainly is if you like the idea of not having to search for and find private lenders yourself.  We offer them up on a silver platter.  If that and the other training and services that come with the program is worth 50 bucks a month to you then, you'll love the service. If you'd rather do the leg work and selling yourself then it wouldn't be. It's up to the individual.

Keep in mind, what we provide is known private lenders. What's important about them is that they do not need to be sold on the concept of private lending. Folks who have not done private lending in the past will need convincing. You'll need to sell them on the idea. If that's your thing, then good for you. If selling is not your thing, then this service is perfect. My personal experience as a new investor, back then, and many of my clients now… they don't want to, or are not capable of "selling".

Also, keep in mind that there is no contract or commitment on your part when you sign up for the service, so if you don't like it… turn it off.

Like every other product and service I provide, www.PrivateLenderDataFeed.com is designed to make your life as a Real Estate Investor easier and more profitable.  When I got started in the business none of the products and services that I provide even existed and let me tell you, back then it was harder to be successful, harder to persevere, and bottom line, harder to make money than it is now. Finding a missing seller often involves more than just getting a current address and phone number because those pieces of information are often not available, especially if the person you're looking for is off the grid and/or has stopped leaving a trail of bread crumbs, ie. REALLY missing.  That's when the rest of the picture becomes very important. How the rest of the information is discovered and presented to you is critical.

As a full time investor since 1993 I have learned many things, many irrefutable truths.  One of them is... the harder the seller is to find the better the deal - and therefore the better the service you're using to find him/her needs to be.

So, like everything else in this world… you get what you pay for and this, is no exception.

Did you read their Terms, Conditions? When you pay a cheap price guess what you get nothing. Search for a company that charged per search, and you would be happy.

I've used fts.com and wish i would have known about ussearch.com. I can believe how many 19.95's i spent on that website for the same info I could have gotten for 2.50.

I wouldnt want to see you waste your money.  I guess I dont see the value in paying him or any other GURU to show me where to find money.

I could be wrong but its probably just a list of high net worth households or a list of high net worth individuals and a letter template with some verbiage about how they could be earning more on their investment  than their current investment vehicle offers them.

You can buythat list yourself and ask someone here on BP if they have a standard letter template they use to attract private investors.

He's currently promoting a trial month for $1.99--then it goes up to $77 a month. I'm definitely scouring my personal/business networks for people interested in private lending opportunities, but was curious as to whether Dunlap's programs were any more effective--or just higher-priced.
