I am doing my research for this area, I am going to do a driving trip to get a feel of this area next weekend,  if anyone knows this area, please give me some feedback on the area as well. thank you.

The rest was returned along with a itemized list of all chargesI not legally required to replace the carpet even if it was damaged (unless it’s a safety issue say a big tear where people can get tripped up which is something I would do as it’s a safety hazard).

I am planning to make a trip out there in mid-October.In the interim I have been looking through the MLS and Zillow for the past few weeks now and not finding many 3/2s under 80k without needing significant work.

They are rare and about 60% of the time I take care of them over the phone with the resident or we get down to 'the trap needs to be hand-tightened' or 'the breaker tripped'. 

Then take a trip to visit that city and meet with people (other investors, agents, PMs, TKs). 

In anticipation of my trip, I've been doing research on the purchase of single family homes for a personal investment.

I'll be traveling to the 2 or 3 that end up topping my list and I figure I'll only have 7 to 10 days for this trip.

I have a trip planned in a couple of months to do some exploring of a potential area.
