Doesn't' really matter if it is transfered or if there is a lapse, unless it is so cold the pipes are at risk of freezing. 

It's quite cold now of course but the Spring and especially Fall up here is fabulous!

No issues renting, the rental market here is extremely robust and you won't have a problem with finding tenants unless you're in the luxury market.SFH/Townhomes tend to hold value better than condos, but ones with associations do tend to hold their value than ones without.

Usually cold applications coming from Zillow have the credit/background check (they can use those anywhere for 30 days), while I only send an invite to apply thru TenantCloud or Cozy (which apparently is difficult to complete, as I have two of four applicants right now stuck on verifying their identity in order to send the credit checks) to those I've pre-screened.

Cold calling is not my forte and I've been struggling to get leads that way - really!

There is no profit in them and extremely difficult to just break even.
