Most tenants current leases are about and expire and traffic tends to increase right around this time. 

If a Lis Pendens was filed before the moratorium, is that person eligible for forbearance, or are they 1st in line when the moratorium expires?

Even when you buy a new build with a 15 year absolute lease with 2x5 year options.. obviously the worst case scenario you can't sell it the lease expires and the tenant leaves and you have a dark property..

(Before ten years have expired, the judgment can be renewed (repeatedly).Assuming your tenant filled out a written application, and that application included an employer name and address, that would be the starting point.

I inherited these tenants and the expired lease they have is useless.

Again if its commercial property i.e office or retail bank will look at lease expiration schedules.

I'm spec'ing a few expired MLS listings for a 5-15 unit, Loopnet doesn't have much and I've not reached out yet to a broker.  

In NJ if the tenant does not wish to vacate after their lease expires and continues to pay, you cannot remove them from the property.

The section 8 lease was renewed by the previous owner on Jan 1st, 2014 and expires at the end of this year.
