@Luke Rorech said it. If you are a member of the MLS, there's a few tools you're paying for that let you make lists of distressed houses.

Then mail them letters, call them, and try to make contact.  Some people acknowledge the yare in distress, others ignore it and treat them like every other seller.


 This brings up a good question that I'm going to ask my lenders about as well.  If a Lis Pendens was filed before the moratorium, is that person eligible for forbearance, or are they 1st in line when the moratorium expires?

And WHERE can I get a list of people in forbearance?  They need me!  Should I just search for the low equity houses?  I think I'm going to build that list this weekend.
