I have traveled a similar path.  

Everyone likes to help each other, and when you leave those meetings/phone calls you will be revitalized and excited!

As for vacation homes, demand is down due to a decrease in travelers over the past year, BUT, with Disney rolling out 3 of the company's largest expansions in the next 18 months, there should certainly be a significant increase in demand.

After listening to some of the pod casts I am very excited.

I am excited to be joining and looking forward to learning and contributing towards this wonderful collective body of real estate knowledge. 

Also, my 2cents, but I would figure in 10% property management from the start ... even if you self manage, your time is worth something (and you want options down the road)  Very exciting and all the best to you!

I want to talk to the seller face to face and I want them to see that I'm excited about the property.Then I explain to them my ideas about owner financing, and I stand there and answer every question that they have until they are satisfied.
