I want to do it but I need to retire eventually too:) I just want to make a sound, smart, well informed decision. 

I've read the book "Real Estate Note Investing" and ready to learn more about purchasing notes.Any advise/suggestions on developing a plan and  where to start would be greatly appreciated.

I have over 33 years of real estate brokerage, home building, land developing, mortgage banking, flipping and mentoring in my area but i think the knowkedge i have can work anywhere.

I currently work as a software developer in Toronto, and after many years of long hours and late nights, i started questioning whether i wanted to continue this path into my 30's and 40's (currently 28).

Can I market this land to a developer, and if so, what info should I have on hand?

I also hit up individual investors in that market and start building relationships with them - they can help with all aspects - choosing people, neighborhoods, etc. and may eventually feed you deals. 

I am looking at developing a few industrial properties and want to be able to base my underwriting correctly if I should include the management fee in the CAMs once the property is up an running.  

My goal is to continue acquiring properties and eventually pay one off by shoveling a portion of the net from all the properties into one of the mortgages.
