Lately I've found the #s on a SFR and duplex are much more do-able than the #s on a tri/quadplex, and if you house-hack, they are far more digestable if you house-hack as it's the lowest cost of entry.

The barriers to entry were more difficult than I had expected, but I kept networking with the right people in markets that I had an interest in (phone calls, Zoom calls, masterminds, conferences).

So out of those neighborhoods, Kensington (depending on how close it is to Fishtown) still offers a strong entry point for you to be able to cash flow after consideration of purchase and rehab.

The entry level person you spoke to probably has no idea of these rules so please don't get angry at them about this.  

@Dennis Constanza San Francisco is a great place to try House Hacking, but the high price point is the biggest barrier of entry.

You get equal probability handing out flyers at a mall entry written on it "I offer cash for houses".You need to not blindly follow what everyone else is doing and you need to analyze things.None of these methods DMM cold calling, driving for dollars etc. etc. can target motivated sellers.So if this is true, what and how do you do it then?
