The shop informed me the gas that is sold these days has ethanol in it and that eats away at the cheap carburetors that is used in small engines, when that gas sits in the line for long storage periods.

To make sure you get a good return: 1) Look for something that needs some work so that you can get a good deal on it, but not too much work so that you can bring it up to the top of the rent market. 2) Watch out for the HOA because that's going to eat your margin long term. 3) Pick an area that will gentrify.
