Buying turnkey investment SFR with balance transfer cc offers

Hello folks,

I have several offers from my credit cards for credit transfers directly into my bank account for 0% for 18 months with a single 4% transaction fee. My credit limit is about 77,000 for these offers.

I’m asking the hive mind if you would ever consider using this option as a way to purchase a turnkey property with positive cash flow, then refinancing the property, pulling the money out to pay the credit card and doing it all over again.

You, as the seasoned investor, would you EVER start out investing this way and WHERE would you invest, and ANY other input you might have?
