Renting a SFR out as student housing

Hi, I'm evaluating a deal and wanted some advise.

I found a property that is less than a 5 min walk from a major university. It is a 4/3 with a decent size basement, washer/dryer hook-ups, and a ton of character.

I'm just trying to figure out the best way to go about student rental. I hear ppl charge per room and have different leases for each resident; is this your practice? Do any of you have the home furnished? What about utilities and WIFI? How are you all finding students, and how long do you make the lease? One semester or full year?

Thanks for any insight or help you can provide.
