Comps should have an ADU, be in vicinity, be recent sales, and similar in total bedroom/bathrooms.  

Personally I do not discount my commission, because I know that I make my clients more money than I cost.

The cash flow you have come up with is low and would be an elimination for me unless there was some serious discounting and appreciation projected.
