Make sure the comparable properties used are of the same type and reasonably in the same size, number of bed/bath, etc, and that they didn't cross into a different zip code.

Here are the home details:North Miami Beach, FL 331623 beds 2 baths 1,800 sqft (Lot: 8,300) sqftWe own this home outright - purchased it for around $175 in early 2010's.Given comps the home is worth around ~300k.However I just performed an inspection and it wasn't great.

@Riley Gilson  they are talking about a LICENSEE  not a non licensed person.selling or assigning contracts is one thing.. putting adds in craigslist describing bed bath and pictures of home like  you own it is another.. or having a website with homes that appear to be owned by the wholesaler that is clearly selling RE without a license..
