I was wondering if someone could direct me to the best one as I am looking to do my first seller financing deal?

The number one thing I tell fellow investors is that in the city proper you will deal with 36th district court and that has a material impact on the speed with which the court process will proceed if you need to evict. 

Obviously the main reason is to separate the liability of business dealings from the property itself.

Needs some general thoughts and inputs on this deal: 12-unit apartment all 1Bed/1Bath, 2 buildings (within the same complex), built 1965 and 1974, listed in April 2024, listing shows it is 100% occupied, but found some recent listing for rent for some of the units for $595/month. 

I am looking for cashflow  - no really flip and fix market .Looking for person/agent/team   who is expert in the market can guide in securing the first  two deal .I am open to consider the single family house and multifamily apartment building 

I will add a bit more below;The casino project has portrayed a great deal of "hype" with many of Springfield's investors/residents/community.

It is all about your comfort level, but for me and many others on here they will note your better off investing that money in a deal and learning that way then spending large sums of money on gurus.

I've done a few STR deals in Galveston; with Texas taxes, it is tough to cash flow without doing an STR.

I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.
