I'm thinking that could me a competitive edge on approaching sellers with VA loans, as not everyone would qualify to leverage the financing like I could.

I don't know how far down I'm going to have to dig to find something and I sort of feel like it's going to be a monumental effort given how competitive it is around the area. 

However, many of the properties currently listed are priced so high, it seems it would be difficult to cash flow.The popularity of the location also increases the competition of the market.

Since I am not listing them all I have to do is find a buyer, we have no competition, we are the only offer in town.

For leads I have a variety of recommendations depending on where you're investing - is it a competitive area or not?

Any thoughts regarding stock on the market, competition, cash-on-cash comparison, etc. would be appreciated. 

Like Kerry Said they Charge $1500 to set up an LLC, which is approximately double what the rest of the competition charges from my experience and can add up substantially if one has the need for multiple LLC's.

The college area seems like there is a lot of competition from investors that have established themselves well there over the years.

Sounds like you already have a competitive advantage with your uncle. :)
