Hello BP community, I recently joined, and have been eating up the podcasts (I've listened to 15 in the last 2 days at work).

Like @Stanley Bronstein said, many communities have VERY strict rules about AirBnB's or STR.  

No one in the community wants to vote for that rule because they want the flexibility to rent out the unit in case anything happens.Condo's are usually against short-term rental/Airbnb's but otherwise I don't think anyone will have any issue with a year long tenant especially when they don't have a rule defined against it in the association laws.Just be mindful of your neighbors and extra cautious when you screen your tenants, which you should do anyways.

Quick update: we decided not to move into the bigger house in the burbs (it didn’t appraise and the seller wouldn’t come down) and are happily still living below our means.The Financial freedom that comes with living modestly is so sweet it will take a very special house to get us to move at this point.ALSO, similar townhome/same community as ours just sold for $30k MORE than what we had ours under contract for a month ago, so I feel like the low new house appraisal causing our deal to fall through was a blessing in disguise.

My goals and plans are constantly changing as I gather more information.I'm constantly impressed by this message board and the REI community in general by how helpful everyone can be and expect little to nothing in return, thanks guys.
