So it can’t be a dirt cheap home that needs a full gut rehab. 2-I could buy a home off the MLS, but most if not all great deals are off the MLS within hours because they are pocket listings and are paid for in cash.

I think the advice of going to a JC to knock out as many credits as possible on the cheap and then transferring to a "name" school like Cal or UCLA isn't a bad deal.

The tenants don't care about the septic as they will use non-septic safe toilet paper (the really cheap stuff), flush just about anything down the toilets (even though my lease spells out what can only be flushed).
