My current plan is if he does go there to send to the collection agency via certified mail a written statement saying I do not owe the money. 

Our property manager said nobody would do those and guess what, we now get 90% of our payments at the first of the month, have reduce the number of hours our PM spent collecting rents and the system automatically generates 3 day notices via email and also can be sent postal/certified, no more sending the PM out to post notices...

@Anthony Wick When I first started using facebook marketplace to post ads for rooms that were available  people would go as far as confirming they'll show up hours before a showing and never show up. 

It seems like there is a ton of demand on facebook marketplace and zillow for affordable rentals. 

I would MAIL the notice to cease certified (not email) BEFORE you send out the notice to quit.

@Jack Bobeck I agree I will go ahead and draft up a letter stating requirements that I have for environmental protection stuff and send it to them certified mail with a receipt so I can track it..and have proof of my leasing policies

Anyone interested in a DST should purchase those investments from licensed securities brokers that have experience in that marketplace and can advise of all the important considerations and suitability issues.
