If they want a third party, that's no big deal, either- find a friendly broker.

You may be well served by seeking out a commercial loan broker.

Start by getting as involved in real estate as you can by either switching professions to something like working for a property management company, home inspections company,  mortgage broker, or becoming a real estate agent, etc. or do one of these on the side in addition to your current job while starting to invest in real estate.

You should definitely reach out to brokers/agents/lenders who have posted on BP and attend meet ups.

Visit if you can but if not, call multiple brokers and property managers to get the scoop. 

I contacted my RE broker today and he is willing to work with only a 4% commission and will even go as low as 3% if he can find and represent a buyer as well.  

When I was applying for financing I used a Mortgage Broker.
