Hello, I will try to refrain from writing a whole book here trying to explain my situation.

I'm new to BP and just like a lot of people, I have read books, have been to YouTube University, and now I'm ready to start investing!

But the point is, I’ve been thinking hard about this topic lately and been reading lots of bIgpockets forum posts and blogs and even listening to a book by Brandon Turner on Rental property!

I’d highly recommend Cozy for background checks and rent collection, and the BP book ‘Managing Rental Properties’.

Sure, you can write you own book and self-publish--keeping 100% of what you make and you'll be lucky to sell 2,500 books.

This book is the bible for what you can and cannot do in the city.

Since your strategy is rental property investing, I would highly recommend reading "The Book on Managing Rental Properties" by Brandon Turner.

It still requires a book keeper to manually enter things, but if you are looking for a solution to use on the go, that is cloud based and free, I would explore evernote.

I've been listening to the BP podcast, and soaking up as much information as I can from YouTube, books, etc.
