I highly suggest playing this game from the Rich Dad franchise, "Cashflow". 

@Greg Scott @Charlie CameronExpress offers by eXp Realty is definitely a game changer.

I believe having a partnership would benefit us both because we would both be in it for the long game and I wouldn't have to worry about him completing the project as fast as possible for the payout with leaving things unchecked.  

But you likely cannot play the long game that institutional investors can. 

However, maybe I would be in the RE game sooner had I invested early.

@Brandon Nunnink, I was exactly in your position, waiting for my W2 income to catch up with my dreams of financial freedom just wasn't happening, so I took the flipping route(still new) to build liquidity which will then lead to the end game of a portfolio of properties.

@Victor Ong - instead of going thru the process of learning the note business (which takes time and money), if you end game is to get more properties for rentals you are probably better off networking with a group of note investors and seeing what they have as REO’s.

Working yellow letter campaigns is a numbers game and a long term project with a significant learning curve; there are several great service providers who have the necessary expertise and will pull a list for you and have done enough split testing to know what yields the best results.
