Hey guys here is a scenario:You found your first tenant and they sign the lease now you are ready to make sure he is not a criminal, a a slum tenant, has good credit, or lied in the application.

Currently my interest lies in multifamily property.

We text her last week asking where rent check was, she lied and said she would send it again.

If they lie about something, how do I deny them?

So, I lied (a little) I have listened to the BP podcast and BP money podcast. 

Just trying to establish my process for my tenant who lied about mailing rent, and process for future tenants as well!

Not saying the tenant is lying, but in the phone conversation she told me she already had the utilities and everything transferred in her name...so I called to confirm this and the utilities were still listed under my name.

The numbers don't lie on that one... you'd make way more money selling that property and reinvesting into something with a stronger cash flow.Regarding the three family...

All good things for me to consider.I don't have $250K "lying around" but the intent would be to find a private investor or hard money lender for a short term loan while I secure long term financing.I'm not tied to this specific neighborhood but I am looking for something with easy access to the US95. 

Also, there are a few very dishonest agents in my area who will lie, I do everything I can to communicate via text/email with these agents.
