Meaning you had better make sure you keep all aspects of personal and business activities separate or the LLC does you no good.

I Iook forward to learning about all aspects of buy and hold and possibly flips (which I tried previously without great success - didn't have the right formula I guess).

Ultimately, we will relocate to a new personal residence and the current home we occupy now will become rental property number two.Our short term goal is to build a portfolio consisting of ten investment properties using a buy and hold strategy.

If you can successfully navigate the initial small scale deal, attain results consistent with your overall investing goals, and still want to invest in real estate ( you mentioned in your bio other recent business ventures weren't right for you) then you can always move up to multi -family or commercial properties.Best of luck,Josh

Since you have to do your own due diligence on the other aspects of the tenant (landlord references, employment verification, etc.) - what do you folks do when Smartmove "approves" the tenant, but other factors cause you to reject them?
