If you want to pay $70K, then offer them that; but if you tell them their $100K house is worth $70K you are lying to them.

I'm not going to lie, I am also seriously considering doing this same thing with my personal residence at some point. 

I have come across a house that has the incoming electrical service line lying on top of the roof of the detached garage.

Depending on the building, layout and system, sometimes those issues are hard to combat no mater what.Running toilets....annoying but cant force a fix...... often easy DIY fixSinks not draining...... pull the trap and clean them out...pretty easy to do yourself....if you are lucky, then that will fix you issue....if not its further downstream and you will need a plumber.Water intrusion......best you can do is frame the conversation around the fact that the issue is destroying his property and investment and it's going to cost him more $$ in the long run if he doesn't deal with it now....appeal to his desire to make $$ on this place.....Sucks but sometimes you have to just band aid the issue as best you can and/or fix them yourself until your lease is up and you move.

Vancouver is a market that provides cashflow and appreciation and has many appealing qualities looking forward when you compare it to Seattle, SF, and even Portland. 

. :)You make further great points and in the Philly market (and a real estate broker/realtor) should weigh in to make sure I'm not lying), an additional half bath won't make or break a sale and its cost to cure is indeed prohibitive.

I felt so bad, calmed her down  and let her stay until the end of the month...I mean she has cancer man...a year later I ran into her ex husband and I asked how she was doing...he looked at me confused and told me she never had cancer and that she used this lie to get a few months free place to stay several times with other landlords and she is a pathological liar. 

I'm giving a DEEP (~$70K) discount on what they would normally pay for the mandatory club membership purchase so it should be appealing. 

The area curb appeal, rating of the nearby schools, and the existence of nearby public transportation and a nearby stop for it.
